Top Home Sales: Under $3 Million

Once again, the Washingtonian is reporting out on the Top Home Sales for the area and over the last few weeks it has been getting easier and easier to make it to the top spot!

After flirting with the sub $3 million top sale, this week finally pushes the market down enough. As usual, Virginia take top honors with 5 on the list, followed by DC with 3, and Maryland pulls in with 2.

Park Place DC Sales Center Now Open

Brought to you by the same people who built the Ellington at 13th and U street, the 156 unit Park Place is now being sold from a beautiful new sales and design center.

The Sales center just opened at 1301 U street, right next to the Maggie Moo’s (better than ColdStone if you ask us). You can now checkout for yourself in person the Park Place floor-plans, layouts, and amenities.  

This development is adding some additional density right above the Petworth Metro Station. Clearly this development is extremely convenient, and given the nature of the area still being “up and coming” reasonable prices compared to some other areas with similar city street look and feel. Welcome Park Place to the neighborhood!



Braddock Place Development Notice

The area surrounding the Braddock Place Metro Station in Alexandria has to be one of the most under developed Metro Stations on the Blue/Yellow Line.

Currently much development around the station has been limited by the low income housing that is in close proximity to the Metro. This is a good thing because these are the people who value reliable public transportation the most. However a little commercial development isn’t bad either.

We recently spotted these Public Notice signs around the properties to the North of the Metro Station not only announcing the new development, but also showing a nice little sketch of the layout and residential/commercial mix proposed. The area currently is filled with parking lots, warehouses, and a car wash. The mixed use site is being called The Gateway with 732,000 square ft of net building area for residential, retail, commercial, office, and possibly a hotel. This would be a nice addition to the neighborhood which has already welcomed many new businesses and restaurants to the revitalized area including DCMetrocentric fan favorite Rustico.

Shuttered: Hun(over) for Atillas

It’s a bad sign, literally, when a hastily scribbled sign announces to passers by that your restaurant is closed for renovations.

Atillas restaurant by the Courthouse Metro station is in a prime location, next to packed neighbors like Ireland’s Four Courts and Gua-Rapo, which often have 20 min waits each night, but strangely we have never even seen a single soul in Attilas. Maybe a new restaurant concept in the location is long over due.

We noticed this “Closed for Renovations” sign about a week ago, minus the last line which now proclaims one more week. We will keep you posted, but things aren’t looking good! We put the odds at 50/50 stay tuned!

The strange price made an exact guess close to impossible, we still are not sure what’s gained from that extra $900 they tacked on the end there, guess in this market every little bit counts.



Ford’s Theater Revival Plans

Most people are aware that the Ford’s theater, where President Lincoln was assassinated, closed in August for renovations. Well at a press conference last Friday the details of the $40 million renovation and expansion plan were announced.

Mayor Fenty announced the plans which include renovating the theater and lobby, building a museum next door, giving greater access to the nearby Petersen House where Lincoln died and building a new Center for Education and Leadership.

The theater is still slated to open February 2009, and with such a relative lack of downtown theater venues, it will be welcomed back with open arms!



Capital Hill 1920

In 1920 the view looking east over the US Capital showed the area behind the capital decidedly less developed than it is now. The only major structures other than the Capital Dome at the time were the Library of Congress and the House and Senate office buildings. Still yet to be built was the Supreme Court, the LOC Annex and the Folger Shakespeare Theater.

The Supreme Court building was constructed between 1932–1935, and was designed by noted architect Cass Gilbert. The first session of the Supreme Court was convened on February 1, 1790, but it took some 145 years for the Supreme Court to find a permanent residence. During those years the Supreme Court lived a nomadic existence…

Close to Union Station on 5th Street in NE DC  this corner rowhouse has got some major charm going for it! The building was origionaly built in 1900 but the interior is entirely band new. Now this is a multifamily home so don’t let that throw you off, it has 5 bedrooms. Maybe the realtor speak and another picture will make things a little more clear…

Architecture Spotlight: Volta Laboratory

Have you ever seen this neoclassic tomb-like building in Georgetown? No it’s not the DC branch of a secret society… it’s the Volta Laboratory and Bureau building, a National Historic Landmark. The building was constructed in 1893 under the direction of Alexander Graham Bell to serve as a center of information for deaf and hard of hearing persons.

Bell, best known for receiving the first telephone patent in 1876, was also an outstanding figure of his generation in the education of the deaf. Both his grandfather and father were teachers of speech. We just love the raised enterance framed by two solitary columns. Want to check it out yourself? This Weekend: Washington Design Center

The Washington Design Center at 300 D Street SW is hosting a sample sale this weekend. The event is playfully called the “Treasure Hunt” and is for  those looking to get great deals on some very interesting home decoration pieces.

This should definitely make your list for the weekend if you are looking to redecorate or for some design inspiration, we know we will be there. We especially love getting inspiration from the showrooms that all the vendors have set up and talking to the design consultants.

The event is open to the public and tickets are only $5 plus there is going to be a wine bar open. We suggest a leisurely walk through the center with wine in hand.

The Matrix: Almost Gone!

Located in Logan Circle this Condo takes a theme to the extreme! Every model unit has a steel metal briefcase sitting in the kitchen inspired by the movie the Matrix. Well this theme must be working well because these modern stylish lofts are almost all gone with only 4 units left. We must admit these units are very cool and we are slightly jealous of the residents who can tell everyone they “live in the Matrix”.

The few remaining units are priced from the high $400s.

An interesting design choice was the preservation of the previous buildings brick facade. These choices by architects should be applauded. Though they require additional cost and an added level of complexity to development projects they help preserve neighborhoods architectural integrity and effect the look and feel of the street.



Finding The New in The Old

Check out this building on R street and 5th NW. At first it just looks like another building abandoned long ago and bricked over. But look at the second story…  

Brand spanking new windows were just installed. Is this a sign of things to come maybe the beginnings of a new revitalization? Only time will tell, but this corner building is long overdue for some love, we hope we see more changes soon!
