The DuMont Gets Bricked
29 01 2008Up goes the brick and the DuMont condos at 425 Massachusetts Ave NW are almost done. This is right on schedule for a Spring 2008 delivery, just like their website has been saying since 2005. We must say that we are fairly impressed with the Broadway Group for being able to stick to their plan so well, especially in an area where developers have been delaying and canceling projects left and right!

We like the wavy effect and the lines of the building, though the original renderings were much more aggressive, the idea came through in the final building. Oh yeah, the building also has a rooftop pool just like Senate Square, so it’s shaping up to be a pretty great building for everyone else to be jealous of during the hot summer months downtown! they do have a pool, but it’s half the size of the one at senate square…..
While it’s not as long as Senate Squares pool the Dumonts pool is bound to more intimate and quiet than SS’s rail-side paradise ; )
It’s also going to make me feel more athletic when I’m able to complete 20 laps instead of only 10.

btw, the train isn’t too bad. it’s a bit more soothing than car horns and panhandlers. :o)
Actually their are two pools at the Dumont. One on top of each of the two buildings. The larger building (in the picture) has a pool that is now larger than the one originally planned. So it is actually quite a large pool for a rooftop pool.

are you one of the two apartments they’ve leased so far at senate square? and I agree with you about the panhandlers, that’s why I’m not on 7th street. The DuMont is more in quiet tranny/hooker territory. At least they give you something for your money…even if it does burn afterwards.
Oh and to answer your question, Esocoff uses a standard pool depth of 3′4″. I got my hands on a construction set for the DuMont… both buildings are actually quite similiar in terms of construction details etc. Architects have a hard time re-inventing themselves when their product seems to be flying off the shelves. Look at 1010 Mass, the Whitman, and 400 Mass…

i agree about the architectural similarities of the buildings being constructed in dc. pretty lame. your examples are perfect…
kinda strange to think that dc is going to have to defer to rosslyn for innovative architecture….

I paid approximiately $530k for a 1 bdr + den penthouse (1000 sq feet) at the dumont. Unit has a small balcony and faces north. Do you think I got a good, decent, or bad deal? Thanks!
