The Georgetown condo with the ridiculous 360 views comes in at a hefty list price of $10,600,000 but we are sure you could bargain them down to $10.5 million if you tried.

There really isn’t anything you could compare this unit to and that is exactly why they are asking such a high cost per/sf. Plus a view is always a premium.
ugh. you naysayers are just irked, or your contributing to this site from ohio or west virginia.
the minutae, and the dynamics of the neighborhood trump the “comps” upon which old school real estate folks rely upon.
it’ll sell. maybe for a few hundred thousand less in this market, which is great for us buyers, cuz everything is on sale!
this is why i invest in properties and don’t deal with real estate agents. they have NO clue….. just their little profit margin, and the car they drive.
