Metropole Meeting Specifications

Every once in a while we like to check in with developments throughout the area once they’re built to see how close their finished product ends up looking like the shinny renderings from the original plan. The Metropole at 15th and P Street, NW in Logan Circle is just about finished and we really like the way it turned out.

This photo by NCinDC (left) captures the same angle as the original rendering (right) and the modern clean lines make it difficult to even tell which is which. All the accents made it into the final building and though there is a difference in some of the coloring from the rendering (which is common) we really have an exact match. Only difference is there aren’t any sidewalk tables with umbrellas like in the rendering. What do you think?

Hopefully in the future we can get some tables out front and they can take that ugly advertisement of the windows on the corner.

They’re putting a gelato place in on the 15th street side, which would be a good opportunity for tables and chairs…

I agree with Vik, those bright orange advertisements in the windows look awful from the street! Do the people in those units just not get any sunlight? or are they empty still?

I think that those condos are ridiculously expensive! The smallish 2 bedroom condos are all over 700k I think. Of course you always pay an extra 100k if a developer is trying to sell you a “lifestyle.”

all the orange signs are temporary until those units are bough and occupied and the retail spaces are built out. it looks like they’re taking every opportunity they can to advertise the empty space in the building, for obvious reasons.

any word on other retailers besides the gelato place?

I think it’s indistinguishable from many others in DC, eg color palette and the little awning hats.

The orange signs just scream out “Desperate Developer.” What’s amazing is that the grand opening party was held more than a month ago, but there has been no follow-up marketing to speak of. No open houses, no ads in the Post, and the marketing office remains a block away. Also, no one has moved in (suggesting that no units have closed). Although there are lots of little sold signs in windows, I’m wondering how many buyers are unable to finance and attempting to back out of their contracts. Could this convert to rentals? Seems unlikely given the level of finishes in the unit.

I walked by the other night and people have started moving in. Also, the sales center has moved from a block away to a spot in the building. All good signs.
