PriceChecker: Capitol Hill
9 12 2008Your weekly chance to take a stab at real estate appraisal. Submit your guesses in the comments and closest guess gets the PriceChecker crown for the week. This weeks PriceChecker is a house in Southeast with some great curb appeal.

While no where near as narrow as the last Price Checker this house on Capitol Hill has left some room outside for a nice side garden and patio. The interior has four bedrooms, four and a half baths and seven fireplaces… that’s right seven! The house was originally built in 1900 afterall so those fireplaces were really important.
So take your best guess and we will crown a winner this Friday afternoon, and should you need some more information to help you, follow the jump for the realtor spin and a wooden piano with matching floor boards…
“Baronial manse in primo location. Exquisite detail abounds. Banquet size dr w/fp, enormous kit, embassy size dbl parlor w/ 2 fps. 7 fps. En suite mbr with curved bay w/fp. Garage. Large terrace and garden area. Private loft studio/office. 2nd level terrace. Too too much to describe. Must See.”

My guess is for $1.4 million, I suspect that the current market may have an effect on the price, which a year earlier may have been closer to $2 million.
$1,250,000.00
$2.4 million
I got too excited by it’s awesomeness, and had to cheat to see more pictures! It’s gorgeous- all except that horrible 70’s kitchen! Minus 100k for the kitchen, people!
$1.3 mil.
You forgot to mention that it’s next to the John Phillip Sousa House. That has to be worth at least an extra $500.
it has to be 2mil.
John Phillip Sousa? well I am glad I read that before I made my guess… $2.2 million
2.25 million, and that’s my final offer.
Oh yea poo poo, well 2.26 million… no… $1! Is it “Price Is Right” rules?
Oh wait, I already guessed… dohhh
$3 mil
$1.875 Mil?
Purty! This makes me miss living on the Hill.
I’m guessing $1.6 million. Of course, that doesn’t include the negotiations to have those window treatments carted away before the move-in. Maybe they could be sold to Victoria’s Secret for the next photo shoot?
Argh.
