$4.2M
I already know what the asking price is, so I’m not entering the contest. But as soon as they start asking for 1/10th of the list price, tell them to call me. It’s not that it’s not worth what they’re asking, it’s just that this place is 10x above my price cap.
$2,300,000.00 Nice kitchen!

Considering it’s location and sq-ft alone I’m guessing $3.4 M
$5 Million
That’s a ton of space for GT, I guess $3.9 million
They have little or no chance of getting their asking price.
A) It’s on a lousy block facing rundown townhouses full of rowdy students. B) The once and future townhouses that are part of the project may never be built. (So that big hole next door is either an adjacent eyesore or what?) And C) For only slightly more than their asking price, one could buy a seriously nice, much larger house with a pool elsewhere in Georgetown.
If they get anything more than two million, I will be very surprised.
