PriceChecker: Capitol Hill

11 09 2009

Your weekly chance to take a stab at real estate appraisal. Submit your guesses in the comments and closest guess gets the PriceChecker crown for the week. This weeks PriceChecker is a condo with a Congressional view.

The interior is nice enough of this two bedroom condo in Capitol Hill, but take a look at what you see through the windows… that’s right it’s US House of Representatives! This entirely new built unit has all the nice finishes you would expect with big windows and 2.5 bathrooms but who are we kidding, people are going to want this place for its location and view.

So take your best guess and we will crown a winner next Wednesday afternoon, some more information including the realtor spin and photos after the jump…

CONGRESSIONAL OVERLOOK** Luxury Condos steps from the U.S. Capitol, the U.S. House of Representatives, and the U.S. Senate. Spectacular views of the gardens and the U.S. House of Representatives Office Buildings. Washington’s new premier Capitol Hill Location!

more like $2-2.5 mil for the sfh. not condo (not a fan either)

for comparison, 610 Maryland Ave NE is in the same $ ballpark and more elegant for the $$$ IMHO

Which House office building is that through the windows?

Matthias (12:17:18) :

I think I answered my own question–$3.9 million for a view of the Cannon House Office Building. Way overpriced.

Really not enough info to make a good guess (BR and baths are not enuf and photos can be misleading) BUT I’ll go with an appraisal of $1,243,850.

[…] your guesses are in and counted, and the actual list price on the 2 bedroom condo with the congressional views is a nice tidy $2.8 […]

Live on the block (11:45:08) :

Is this…Is this a joke? I forgot it was permanently 2004 on Capitol Hill. I live down the street and those f*cking trains not only blare their horns in the early hours, but also emit clouds of noxious emissions right into the backyard of that building.

I’m sure there are a few government relations groups evaluating a purchase, but when you consider a full 3 bedroom town home costs 1m + less two blocks away they think twice. The main consideration for this property would be the dual zoning. I loved the “only 5 left” banner plastered on the facade. Really? Only the entire 5 left? Go figure.

Residents of Capitol Hill, you’ve been infiltrated. Either get used to interest groups occupying homes or continue trying to fight the tide. It seems like a losing battle to me. At least property values will increase.

Anyway, in an ideal world, this 2-bedroom “condo” would sell for $550-700k and a whole building would go for 1.4-1.7m.
