Park Place Grand Opening

Last week we got a chance to check out the grand opening of the new Park Place Apartments conveniently located at the Petworth Metro, and the event was not only a chance to check out the newly finished building, but also check out some short films. The developer Donatelli partnered with the DC Short Film festival to hold a film contest, with the winners being screened throughout the evening.

There was plenty of theatrical lighting, drink, and food to go around to help welcome the new addition to the neighborhood. Of course the star of the night, the building itself, was originally slated to sell as condos back in 2007, but now the down turn in the market is area renters gain with the 161 first rate units that you typically wouldn’t find in a rental.

Donatelli has developed an ultra modern beautiful apartment community which is a fine addition to the neighborhood. A must see.

To temper your excitement a bit: the smallest one bedroom at less than 700sft is more than $1700/mo. For some context, that translates to a 30 year mortgage for about $275,000. For that you can buy a house in livable shape a mile north thats four or five times as big. Where do they think this is, Georgetown? I expect some high vacancy rates for a while.

They’ve actually leased quite a few of the apartments out already. It may be pricey, but the location’s decent (literally on top of the metro) and the amenities are well above average. Not to mention some spectacular views like this one:

The rates do seem about the same as other high end, high amenity buildings in the area. Plus it is above a metro, so it seems fair and I really like the interiors!

Interior is interesting…but a little overdone. Get ready for a total re-do in 5-10 years when it’s totally out of style and considered nothing but tacky.

While the modern look is very trendy, I’d give it a longer relevance life than 5 years. Maybe 10-15. In all, I like it! (Especially the elevator)
