This new mixed use building by the folks at Maginniss + del Ninno in the Mount Vernon Avenue area of Alexandria, looks like it is going to fit right into the neighborhood. The design will be LEED Gold rated with the exterior utilizing phenolic panels having recycled content, using “rainscreen” technology.

In addition to reclaiming a former automobile service station site, the building will feature low impact urban site development, day lighting, and a “farmable” vegetated roof. It is scheduled for completion in the Winter of 2010. We hope they keep the colors in the final build.

I live in this neighborhood. I believe it is at the corner of Hume, where Commonwealth and Mt Vernon Intersect. On the same side as the bank, current site is Anthony’s Auto.

It’s an odd site.

I live in the area as well; the rendering looks like it will indeed fit into the ‘hood, especially given the look of the new construction going up just up and down the street right now.

@spookiness has it right though, it IS an odd site; wonder how they will handle ingress and egress?

What is the source of financing? There’s little money available right now, even for projects that are already started.

It is build out to the street.
Upon examination of the photos on the architects site, it looks like there is access to the back from Hume or from Commonwealth. Parking is partly tucked under the 2nd story overhang.
