Reflections on 1100 S Capitol
3 11 2009Located two blocks north of Nationals ballpark, this new 340,000 sqft twelve-story office building being called 1100 South Capitol (original name right?) may not be built in the near future but it will certainly fit right into the neighborhood once it’s finished. Using an increasingly popular finish for this part of town, the building will be clad in aluminum-framed glass, and interestingly the architects tried to use the reflective surface to to mirror the historic church currently on the site.

We’re not so sure how effective this can be in execution, but we do like the way the corner looks. The building is being built according to LEED but time line is up in the air still. [Credit: Shalom Barnes]






Another glass box, with a cut out corner. Wow! It’ll fit right in to any anonymous downtown around the world.
It’s interesting, but wow does it look strange next to that church, why would they put that in the rendering? It looks so out of place!
They should have mimicked the churches bell tower some how, that would have been cool… until the Church is demolished and replaced with a big glass office building.
An all glass LEED building? Won’t work. On paper it will be certified LEED because the score will be based on its brand new, out of the box, optimum operation. It will also have enough point getters on piddly things like a mossy roof or a dozen bike racks to balance out the all glass curtain walls. Within two years, the building systems won’t be able to keep up with the heat gain through all the windows in summer and the leaking window gaskets in winter. Before 10 years, this “LEED” building will bleed carbon like a stuck pig.
