PriceChecker: Special Edition
18 11 2009Your weekly chance to take a stab at real estate appraisal. Submit your guesses in the comments and closest guess gets the PriceChecker crown. This week we bring you a special PriceChecker edition on the estate of Ted Kennedy in Kalorama Northwest.

Ted Kennedy’s widow has decided to sell the Kalorama home and move to a smaller place. The passing of the elder statesman marks a really significant point in Washington history, and the home will certainly garner a lot of attention when it does eventually sell.
The large home has over 8,900 square feet of space, seven bedrooms, seven baths, five fireplaces, a lap pool and an exercise room. As expected, the home isn’t really going to be listed so all your guesses will be speculation till someone actually closes on the property. As a reference point, the home was purchased in 1998 for $2.8 million. So what do you think?

$6.7million give or take a couple of hundred dollars.
trust me. i know stuff.
Using averages from homes sold in the neighborhood (adjusted for lot size and finish quality) over the last several months, it should appraise around $8.5M. That said, given that it is a Kennedy residence, I suspect it would sell toward the high end of the sample set, which would put it around $9.8M.
I think it will go more in the $5.55 million range
$8,100,000 for the political celebrity factor
I’ll venture $7.9M
Anyone care to donate $7.9M to the cause - I could use some new digs
