PriceChecker: East Georgetown

12 01 2010

Your weekly chance to take a stab at real estate appraisal. Submit your guesses in the comments and closest guess gets the PriceChecker crown for the week. This first PriceChecker of the new year is a classic Federal in East Georgetown.

Feast your eyes on this beautifully restored true town home right on the edge of Georgetown in the East Village. The house has 6 bedrooms, 5 and a half baths and even has a pool in the backyard (not exactly a common feature in Georgetown). Worried about parking? There is off street space for 4 cars. There is a great looking wood pannled library and a very modern (and a bit out of place if you ask us) black and white checked kitchen

So take your best guess in the comments and we will crown a winner this Friday afternoon, and should you need some additional help, some more information including the realtor spin and photos of  after the jump inlcuding the library and the strangly modern kitchen…

FANTASTIC NEW LISTING in the heart of East Vill of Georgetown. Highly-distinguished, prominent, classic Federal of exceptional scale, quality & sophistication. 6BR/5.5BA. Beautifully proportioned public rooms; tall ceilings; VERY large, south-facing terraced garden; glamorous pool & pool house w/FB; 4-CAR PRKG! Oh my, and I was so excited to see this beautiful house on sale — until I clicked on those interior shots, which read like a checklist of the wretched excess 1990s. Baby grand, those antique baubly mirrors that you can’t even put your lipstick on with, oversized white leather furniture. Is there not a misdemeanor charge applicable for whatever has been done the lovely, once-plaster ceilings in this handsome townhouse? Is that masonite on the living room ceiling? A trapdoor for unpleasant inlaws in the library? The kitchen is hardly mentionable, but I can only imagine that it’s better to leave in your mouth guard when you enter, because getting that coffee in the morning will definitely keep your teeth grinding.

Sadly, I’m betting on $4.25 million.

I’m gonna say upwards of $9m. That’s a big house, decorating not withstanding (and that kitchen is atrcious). And it has a pool and parking for four cars.

$4.5 mil and the body of Col. Mustard in the library under the couch.

Old Georgetowner (11:04:52) :

It’s a very large house on a good block. The interior is ghastly, but the house itself is probably in very good shape. I assume they’ll ask something like $9 million and wind up selling it for something like $7.5 (the purchaser will have to spend upwards of a million to fix the interior and put in a new kitchen.) If the bathrooms look as bad as the kitchen, knock off another 300K from the settlement price.

3,536,500.00

4.8 million
