This nice little house in Foxhall has all the things a young budding child of privalege could want out of a $4 million seven bedroom mansion. There’s the nice outdoor rubber play mat on the patio, large play rooms, but the coolest part is the 6 ft play loft with fire poll and rope ladder.

Most of the houses along Garfield street in Wesley Heights are your typical two story homes with traditional floorplans, the only difference is they are about four times bigger than your typical size house! This nice 6,000 sq-ft house has tons of space to entertain, a library and large dinning room, but the tandem garage is a little strange.

The house is listed for $2.25 million.

The 1930s restored Beaux Arts home in Kalorama has been on the market for over a year now though, so apparently there aren’t that many folks with the above criteria looking to move.

The layout is built to entertain, and that even extends to the outdoor space!

Want to live on Pennsylvania Ave but don’t have the political chops to make it to 1600? Well you can still live the dream right up the street at 2501 now that the three year renovation is complete. There are some impressive layouts in the building including this 2,700 sq-ft two bedroom unit.

The condo includes a fireplace, ten foot ceilings, and crown molding throughout. Of course there is the requisite separate entrance for the help through the laundry room, though how much help do you really need for a two bedroom condo? The circular foyer is a nice touch, but we’re not sure about the wall separating the family room from the main entertaining area.

Floorgasm: Foggy Bottom

You know how sometimes a floor plan just doesn’t do justice to a unit? Here we have a nice two bedroom, two and a half bath in Foggy Bottom, but the money floor shot is in the rooftop terrace with views of Georgetown and the Potomac.

The landscaped rooftop is as big as the entire livable space of the condo.

Floorplanism: K St Georgetown

You know those few residential units they built on top of the building behind the Swedish embassy down on the Potomac in Georgetown? Well here is one of the premo units for your floorplan gazing pleasure. The layout is decent enough, but for us it’s all about the over 2,700 sq feet of terraces (all with views of the Potomac by the way).

Floorplanism: Cathedral Heights

Warning… the following floor plan is a little gratuitous. This duplex in Cathedral Heights takes the entire top floor with over 9,500 square feet. There are seven bedrooms, 15 foot ceilings, a media room… there is even a “drawing room.”

With a floorplan like this you would expect possibly some interesting decorations to fill all that space, but even our wildest dreams couldn’t prepare us for how this unit is decorated. All we have to say is that there is a room covered entirely in green velvet… you really have to check it out for yourself.

Floorplanapalooza: Forest Hills

Well look what we have here, another floor plan for your drooling pleasure. The layout of this 6,700 sq-ft home in Forest Hills NW is just about as classic as you can get. Foyer surrounded by sitting room, and dinning room, kitchen in the back, central staircase, just multiple the dimensions of normal rooms by two and you have an idea of how this house looks. 

There is the requisite maid’s suite, billiard room, gym, and media room in the basement. Also there are 6 bedrooms in this thing, so either you have to have a really big family or lots of skeletons to fill all those closets. Matching with the classic floor plan is a classic Georgian Brick exterior all for just over $5 million.

No question this is a big house, with a very impressive and drool worthy floor plan, but the kicker is that just outside the windows of this home on over 2 acres of property is the Potomac River! There are views from almost every room, including a great room, gym, and master bedroom… even the house keepers room has a view!

FloorPlanapalooza: Mass Ave

The Beaux Arts building at 2339 Massachusetts Ave NW is an imposing structure and the units on the inside live up to the exteriors grand looks. Each unit in the building takes up the entire floor, and floor three just happens to be on the market.

Of course there are five bedrooms in this thing, but what really stands out to us is the triangle shaped “Music Room Conservatory” and the working fireplaces.

We must say that it is a little strange that guests would have to walk all the way to the end of the hall to use a bathroom without going through a bedroom… and personally we would knock out the walls from the living room all the way over to the library, but this unit is huge and you could do almost anything you wanted. Rosslyn is often more know for its office skyscrapers than being a place people call home, but there still are a few residential buildings scattered throughout the office wasteland. One of which is the high end Turnberry Tower condos which we have covered extensively in the past.

With many of the larger units on the market, we thought we would take a look at the drool worthy floor plans of Turnberry Arlington. For your viewing pleasure is the three bedroom, four and a half bath Unit K.

Weighing in at 5,300 sq-ft this baby has it all, need a craft room… check, grand salon… check, private separate entrance for the help… check. Not to mention the views from the two balconies out over Georgetown and the Potomac. Click on the floor plan for a larger view.



FloorPlanapalooza: West End Ritz

Every once in a while one of the Residences at the Ritz Carlton in the West End goes on sale, but it is not often that it is the grand daddy “Unit F” model. The sixth floor unit S6F is on sale and we have the drool worthy floor-plans for your perusing pleasure.

As you can see below, unit F is one of the largest floorplans in the building, weighing in at over 3,200 square feet, and has both exterior views along 23rd street and a view of the ridiculous interior courtyard.

The price was recently dropped by over half a million, so maybe now is the chance for this little slice of condo heaven to be yours, we would buy it but our piggy bank doesn’t quite have that type of change (it’s listed at $2,195,000).
