It’s not often you see the combination of two large townhouses lately, but this historic renovation in Dupont did just that resulting in 12,000 sq-ft, 4000 of which the realtors term “grand entertaining space” and to top it all off, a 1000 sq foot Master Suite.

Some of the best most drool worthy floor plans in condo buildings are the result of combining multiple units that were not part of the original design, and often times all that extra square footage leads to some very interesting layouts. Check out this $2.75 million listed unit. You may notice that half the unit is only accessible by walking through the master bedroom (click for a larger view), and from the look of the listing photos, this “three bedroom” is really just one with a gym, office, and media room!

Of course the unit has some ridiculous views too!

Check out this new development in Old Town Alexandria called the Oronoco. The developers are playing up the large single floor living and honestly we can’t remember many new condos over the last few years that don’t have a single one bedroom in the entire building… heck the smallest unit weighs in at over 2,000 sq-ft with open floor plans and tons of outdoor balcony’s and terraces

Oh yeah, there are also going to be some stunning views of the Potomac…

All this space, proximity to Old Town, and the views don’t come cheap, units are being priced from just under a million dollars to almost $4 million!

In this town there are plenty of historic structures around every corner, but you really have to look to find many from the Revolutionary War! Just on the market, the Rosedale Farmhouse, is one of the oldest homes still standing in DC, with its stone cottage dating back to the 1730′s and the house from the 1790′s.

We’ve looked at floor plans at the Watergate in the past but there hasn’t been anything like this on the market in a long time. Georgetown has its fair share of the Districts most expensive listings, and despite price cuts over the last year from $30 million all the way down to $11 Million, the Halcyon House is still right up there. Interestingly it is being reported that the property is finally now off the market and the buyers are none other than the couple that scooped up the Evermay Estate earlier this year… guess they really like Georgetown real estate?

The federal style house originally built in 1787 was restored in the 90s and now has over 30K sq-ft of space including a library, five bedrooms, and plenty of space to entertain. Having been to a few events at the house, it couldn’t be a more ideal space for entertaining, with a great floor layout and incredible Potomac views.

Recently listed on the market for a cool $5.2 million, the Georgetown home of embattled former head of the International Monetary Fund has quite the floor plan. This re-imagination of your standard Watergate floor plan is from none other than Robert Gurney Architects, and true to form, the Architect went outside the box in laying out this 1,250 sq-ft space in the Historic Watergate. Gone are the typical straight lined boxy rooms and closed off kitchen, which are replaced by some interesting angular definitions of the space to play up the view of the Key Bridge across the Potomac.

In a building that is often the focus of our floor plan fixation, the gorgeous Southwest facing unit 5A just came on the market for $2,150,000 and along with the listing is a nice floor plan. Weighing in at almost 3,000 sq ft, the unit has a private balcony, marble bath, three bedrooms, and even valet parking… what more could you want?

The Lionsgate development in Bethesda has been selling their condos since all the way back in 2007 and aparently they are finally down to their last unit. Unit 311 nick named the Giovani is a nice little two bed two bath, so if you are interested you better act fast, but what we are really remembering fondly is the super unit (below) that the developer was shopping around back when there were still a bunch of units left. We guess if you still wanted to make a combined unit like this, you could always just try to scare away your neighbors till you were the only one left on the floor.

We just love these floor plans where owners combine multiple units in a condo building to make a little more room for themselves… in this case over 6,400 sq-ft of room. This two level unit in one of the nice Beaux Arts buildings along Connecticut Ave is actually the same unit from the second and third floors which allows for a formal and family level connected by a grand staircase.
