PriceChecker: Cleveland Park - Big Reveal

8 04 2008

Your weekly chance to take a stab at real estate appraisal.

Well all the guesses are in and the 8 bedroom in Cleveland Park is on the market for a hefty $7.5 million. Despite the relatively large lot size for the area, the place just can’t be worth that much considering the realtor doesn’t even post any interior photos and upfront says the property is AS-IS!

It does have a pool and a wrap-around porch, but still there is a huge of sticker shock! They couldn’t have sold it for that much even if it was 2006! Congratulations to modernshackintheback for the most irrational guess, and thus the right one. We put the chances of a price chop in the next month at close to 100%, so if you are interested just be patient and you can save a few bucks!

This house is perfect for that grand old dame looking for an old Victorian to call home. The 8 bedroom, 6.5 bath mansion in Cleveland Park manages to pull off that classic Victorian look despite the red clay roof that you would be more likely to see in Santa Fe! It’s on a fairly large lot so take that into account, but note that the description by the realtor has the ominous AS-IS statement!

So take your best guess and we will crown a winner next Tuesday afternoon, and should you need some more information to help you, follow the jump for the realtor spin…

Well all the results are in, and this 8 bedroom row-house in Columbia Heights that we showed you last week is on the market for a cool $1.1 Million.

Clearly the real estate agents are having trouble pricing homes in this neighborhood because your guesses as well as the recent listings are all over the board. The guesses ranged from 650k all the way up to $2.3 million, which just goes to show it only takes one person to set the price on a home. Beauty is in the eye of the beholder right?

PriceChecker: Rock Creek Park - Big Reveal

6 02 2008

Your weekly chance to take a stab at real estate appraisal.

In another case of delusional real estate agents encouraging a home owner to completely over price their home, this 3 level 10 bedroom home off of Rock Creek Park on Benton Place NW is currently on the market for…. $18.5 million.

The closest guess was commenter Agloo, but even that was more than $5 million off!

Clearly these home owners are delusional! In this market they would have to find some crazy foreign real estate investors if they want to move this house for that much! What do you guys think, is this a case of wanting to start so high that you can offer the buyer a multi million dollar discount and still end up selling for a tiddy profit?

Update: Keep the guesses coming, big reveal next Wednesday!

This week we have a real deal mansion, and this thing is huge! With 10 bedrooms and 11.5 baths this thing could easily be an embassy, so take that into consideration when you make your guess. The home, right on Rock Creek Park, was built in the Mediterranean villa style and went through a complete restoration in 2001. This included a four car garage addition as well as replacing all the crown molding throughout the first floor and a beautiful mahogany library.

DCMetrocentric needs a library like this, we have been looking for a fitting place to store our collection of Calvin and Hobbes comic books.

Still don’t have a guess, how about the realtor speak and another photo to help you out…
